Data Center Megawatts for the AI Era

AI data centers, cloud platforms, and the compute infrastructure behind the next generation of applications all rely on one thing: power. MN8 delivers utility-scale power generation, long-duration energy storage, and long-term power purchase agreements for the hyperscalers, colocation providers, and neoclouds that rank among the largest and most power-intensive consumers in the country.

Time to Power Is Everything

Whether you’re electrifying a private fleet, hosting public charging hubs, or deploying EV charging infrastructure for employees and customers, MN8 has flexible models that minimize upfront costs and maximize long-term value.nnOur Charging as a Service (CaaS) model means we design, finance, own, and operate your charging assets, so you can focus on progress, efficiency, and growth. In some cases, EV charging even creates new revenue streams, adding another dimension to your strategy.

Site Identification

We evaluate land against the criteria that matter for large loads. That means proximity to substations, fiber, water, and gas routes, along with topography, environmental constraints, and parcel assemblage. A site that clears our screen is a site that can carry your load.

Entitlements & Permitting

Zoning, environmental review, and local input are where projects stall. Our development team has moved sites through each of them, and we manage the full process from zoning applications to building and grading permits.

Power Capacity & Interconnection

Capacity studies, load analysis, interconnection agreements, CAPEX contribution negotiations, and queue position management decide whether a site can support a large load. We run all of it with one goal in mind: a shorter path to power.

Site Development

We turn a permitted parcel into a buildable site. Grading, civil works, and stormwater management come first, and on-site power infrastructure follows, including substations, switchgear, and fiber connectivity.

Interconnection Experience

We’ve taken projects through PJM, CAISO, MISO, and ERCOT, and we know exactly how each one works.

Policy Navigation

We track the regulatory and permitting rules in every market we operate in, and our relationships with the agencies behind them keep projects moving.
