Environmental Manager
Position Summary:
The Environmental Manager is MN8’s technical authority on environmental compliance across its lifecycle of development, assets and operations. This newly established role blends strategic leadership with hands-on execution to protect environmental resources while enabling business growth. This role ensures compliance with environmental laws, permits and company standards while driving continuous improvement across Development, Construction, Asset Management, MN8 Solutions and Engineering functions. This position requires close communication and collaboration with the Permitting and Environmental Review team, providing support as a subject matter expert. Reporting to the EHS Program Director, this role serves as the functional owner of the Environmental Management System, providing governance, technical expertise and leadership to embed environmental stewardship into all business verticals.
A successful Environmental Manager is a technical authority, proactive problem-solver, and process architect who ensures compliance while scaling solutions across business verticals and driving continuous improvement in environmental performance.
- Technical Expertise: Maintains deep knowledge of environmental regulations and proactively identifies compliance risks. Implements effective solutions for permitting, waste management, and spill prevention.
- Analytical Capability: Accurately tracks, analyzes, and interprets environmental performance data to identify trends and recommend improvements for business verticals.
- Process Improvement: Streamlines environmental workflows, establishes mechanisms and reporting processes to enhance efficiency and accuracy across multiple assets and business verticals.

As the Environmental Manager, you will:
Governance & Leadership
The Environmental Manager establishes and maintains MN8’s Environmental Management System (EMS) by defining organizational context and ensuring the EMS scope and process interactions remain current and effective. This role develops, implements, and communicates MN8’s environmental policy across all business units, aligning with corporate values and regulatory requirements. The Environmental Manager publishes and maintains roles, responsibilities, and RACI matrices for environmental activities, ensuring transparency and accountability. Demonstrating leadership and commitment, they integrate EMS requirements into business processes and secure adequate resources to achieve environmental objectives either in corporate or business vertical teams.
Planning
The Environmental Manager leads environmental planning and due diligence by identifying aspects and impacts across all lifecycle stages and maintaining a comprehensive aspect register. They manage the compliance obligations register to ensure all legal, permit, and voluntary commitments are documented and current. This role plans actions to address risks, opportunities, and compliance requirements, sets measurable environmental objectives and KPIs, and monitors progress against these objectives. Results are reported to leadership and the board of directors to maintain alignment with MN8’s strategic goals.
Support
To enable effective EMS implementation, the Environmental Manager ensures competence through training matrices, qualifications, and verifications for all relevant roles. They drive awareness of environmental policy, operational controls, and emergency responsibilities across the organization. The role manages internal and external communications related to environmental compliance and ensures documented information such as procedures, records, and version control is properly maintained and accessible.
Operations
The Environmental Manager oversees operational planning and control activities, embedding environmental requirements into operations and contractor management. They oversee development permits and verify that permit conditions are carried over into operations and maintenance controls. Additionally, they support emergency preparedness and response by developing plans, conducting drills, and implementing improvements based on lessons learned.
Performance Evaluation
The Environmental Manager monitors, measures, analyzes, and evaluates environmental performance data to identify trends and improvement opportunities. They conduct compliance evaluations of business verticals to verify adherence to legal and permit requirements and maintain evidence for audits. This role plans and executes internal audits, reports findings, and tracks corrective actions to closure. They also provide inputs for management review, ensuring decisions are documented, and follow-through actions are completed.
Improvement
The Environmental Manager leads root cause analysis for environmental nonconformities, implements corrective actions with business vertical leaders, and verifies their effectiveness. They drive continual improvement initiatives, replicating best practices across business verticals to enhance environmental performance and strengthen MN8’s sustainability culture.
Additional Responsibilities
The Environmental Manager leads environmental compliance programs across MN8’s development, construction, acquisition, and operations. They author and establish environmental permit oversight policies, programs, and tools, ensuring internal developers, engineering, procurement, EPCs, and general contractors meet all regulatory obligations through vertical audits. They monitor and communicate regulatory changes proactively at federal and state levels and maintain an environmental legal register for developers, asset management, and operational stakeholders.
Due Diligence & Environmental Consultation: The Environmental Manager provides compliance evaluation during development, construction, acquisition, and operations, including Phase I ESA reviews, reliance letters, threatened and endangered species consultations, wetlands and streams permitting, habitat assessments, and jurisdictional determinations. They ensure proper documentation and permit submissions for stormwater, wetlands, and endangered species, coordinating with agencies and internal teams to secure approvals.
Data Management: They collect, track, and report environmental metrics using MN8’s EHS Systems & Intelligence tools, prepare corporate regulatory reports, and identify opportunities to reduce MN8’s environmental footprint in alignment with ESG goals.
Project & Program Management: The Environmental Manager establishes programs, policies, and operating procedures aligned with ISO 14001 and ISO 45001, leads corporate environmental projects, approves permit modifications, and coordinates with EHS Program teams to design and implement environmental mechanisms.
Risk Assessment & Mitigation: They establish guardrails and policies to manage environmental risks, report weekly on policy changes and nonconformities, and ensure control measures are implemented through verification methods.
Emergency Response Planning: The Environmental Manager develops corporate-level environmental emergency response procedures, supports site-level planning, and provides technical expertise during environmental emergencies.
Construction Phase Oversight: They review permit matrices project start, ensure operational requirements are handed off, upload environmental deliverables to reporting tools, and define reporting formats for EPCs and subcontractors.
Our Ideal Candidate will have:
- Education: Bachelor’s degree in Environmental Science, Engineering, or related field.
- Experience: 8+ years in environmental compliance, program implementation, with authorities having jurisdiction (USA)
- Certifications: CHMM or equivalent preferred.
- Skills: Strong technical writing, project management, stakeholder engagement, and leadership presence.
- Travel: 40-50% travel required; valid driver’s license necessary.
